If you search online for an estate agent on the Costa Blanca, one thing immediately stands out: everyone seems to be doing the same thing. I’ve been seeing this a lot lately.
Attractive websites, luxury properties and similar promises of personalised support and a completely hassle-free experience. At first glance, the differences are subtle. And to be honest: that makes it difficult to choose.
Yet the real difference isn’t in what you see online. It lies in what happens during the process.
In recent years, many new estate agents have emerged in this region. That makes sense. Demand for homes is high and the market remains attractive.
But this also creates confusion. Because if everyone uses the same message, it becomes difficult for you as a buyer to judge who can really help you.
You then tend to choose based on gut feeling, price or the offer someone presents. Whereas those aren’t actually the factors that make the difference.
Finding a home is usually not the problem. The real challenge begins afterwards.
During the buying process, you’ll encounter situations you can’t foresee. Think of legal discrepancies, ambiguities in documents or a seller who changes their mind at the last minute.
These are the moments when experience makes all the difference. I have been working in estate agency on the Costa Blanca for 14 years now. Over the years, I have seen just about everything: situations that go smoothly, but also processes where you have to make adjustments, push ahead or, conversely, take a step back.
It is precisely that experience that ensures you know what might happen and how to anticipate it.
I recently sold a property in the higher-end market. The buyers had clear requirements, but had to adjust their expectations along the way. Not everything was immediately right: the location, the plot, the surroundings.
By looking at things together, giving honest advice and guiding them step by step, they ultimately made the right choice. What they told me afterwards wasn’t that it was ‘the perfect home’, but that the process felt right. That the guidance gave them peace of mind and confidence.
And that is exactly what it’s all about.
What you don’t see on a website is the network and the expertise behind it.
In my work, this means, among other things:
access to properties that aren’t yet listed online
close ties with other estate agents and property developers
working with solicitors and specialists I trust
being able to react quickly if something isn’t quite right
You don’t build that up in a few months. It comes from working in the region for years and building relationships.
For many of my clients, this isn’t an everyday activity. It’s a big step, often alongside a busy life.
That is precisely why good support isn’t about grand words, but about the little moments. Being honest when something isn’t right. Thinking ahead before a problem arises. Being available when needed.
That brings peace of mind. And it ensures that, looking back, you can say: this feels right.
Online, it might seem as though all estate agents do the same thing.
But as soon as you start the process, you’ll notice the difference soon enough.
And that is ultimately what your choice should be based on.
