Are you thinking about selling your home on the Costa Blanca? Then you’ll quickly notice: this process works differently than it does in the Netherlands. And there’s more to it than just finding a buyer.
In this blog, I’ll explain step by step what you can expect. So you’ll know where you stand and won’t run into any surprises.
If you’re not a resident in Spain, you’ll have to deal with a number of taxes.
First of all, during the transfer 3% of the sale price is withheld. This is the non-resident tax. The notary takes care of this directly as part of the transfer.
In addition, you pay the plusvalía. This is a municipal tax on the increase in value of the land. This is also settled directly at the notary’s office.
Finally, there is capital gains tax. With this, the difference is calculated between your purchase price and the final sale price.
The good news: you can deduct a lot of costs. Think of:
Purchase costs from back then
Costs you make now for the sale
Investments and renovations (expansion) to the home
On the profit that remains, non-residents pay 19% tax. Incidentally, this isn’t withheld by the notary—you’ll need to arrange it yourself, but I can also help you with that by introducing you to a tax specialist.
What I often see is that people underestimate this process. Not because it’s difficult, but because it works differently than they’re used to.
That’s why I always work together with a lawyer who checks everything from a legal perspective. Just like with a purchase, that isn’t a luxury—it’s truly necessary.
When you sell your home, I make sure everything is right. From start to finish.
I organize and guide property viewings
I work with other real estate agents for a wider reach
I conduct the negotiations
I arrange the correct lawyer and documents
I guide you up to and including after the transfer
So you don’t have to figure everything out or arrange everything yourself. I’ll guide you throughout the entire process.
Most of my clients have little time and mainly want clarity and peace of mind. No loose ends. No uncertainties.
I understand.
Selling a home in Spain doesn’t have to be a complicated process—as long as it’s guided properly. Just like with a purchase, it comes down to trust, an overview, and having the right people around you.
Do you want to know what your home is worth, or are you considering selling?
I’d be happy to think along with you.
