The process – how I go about it

The process of buying a house in Spain is different from that in the Netherlands. As an estate agent, I will guide you through the entire process, and my service doesn’t stop there.


Beforehand

A personal approach: that’s what I’m all about. That’s why I’d be happy to arrange an appointment for a personal chat. Buying a house in Spain – what does it all involve? What are the options, and what should I look out for? This way, you’ll be well prepared before you start looking at properties in Spain and can focus your search.


We’ll go through all your requirements and set a date for viewing properties in Spain. You’ll receive a selection of properties via email. You then let me know which ones you’d like to view. I’ll then schedule the viewings. I’m also happy to help you find the right accommodation for your stay in Spain.


During

Once in Spain, we’ll view the properties and I’ll show you around the region. This will give you a good impression of the local area. The house is important, but so is the surrounding area! We usually plan for around two days. Combined with the information gathered during our previous discussion, this will give you a clear picture of the options available and how realistic your requirements are.


Wishes are regularly adjusted, and I am flexible about viewing other properties that were not previously selected. Often, during the viewings, you gain a really clear idea of exactly what you want, and I can generally respond to that immediately.

Reservation of the property

Sometimes, either whilst still abroad or upon returning to the Netherlands, an offer is made on a property that has caught the buyer’s eye. If the buyer and seller agree on the offer, a deposit of €5,000 is usually paid to reserve the property. The seller then takes the property off the market. This reservation fee is, incidentally, deducted from the purchase price. A reservation contract is also signed. After the reservation, a number of steps need to be taken. Naturally, I’ll help you with this! These include:


Applying for a NIE number

I’ll help you with the application process.


Mortgage application (if required)

I’ll, of course, inform you of the options in advance. I’ll introduce you to a reputable bank or broker and assist with the application, as well as with the language.


Hiring a solicitor

I will put you in touch with a reputable solicitor who will check the property for matters such as debts and charges, potential council claims, whether any renovations have been carried out legally, and whether the floor area recorded in the land registry matches the actual situation. I will keep abreast of the solicitor’s correspondence, monitor the process and, where necessary, explain the steps to be taken.


Signing the provisional purchase contract

Around three weeks after the reservation, once everything has been checked and approved, the provisional purchase contract is signed and the 10% deposit paid. A date for the transfer is also agreed. I review all the documents. I also check that the Spanish version matches the English translation, as the Spanish text is legally binding.


Opening a bank account

I will arrange an appointment with the bank and accompany you there.


Home insurance

I will put you in touch with a reputable insurer who speaks Dutch.


Transfer

On the day of the transfer, I will be present for the pre-notarial inspection of the property and will then accompany you to the solicitor. The deed will then be signed. 


After the handover


After the handover, there are still plenty of matters to sort out, and I’m happy to help you with these too:


  • I’ll put you in touch with the right person to ensure your tax affairs in Spain are properly sorted out
  • Arranging for a pool attendant, a gardening company and any other necessary services
  • Discussing options for Wi-Fi and satellite TV
  • Discussing options for letting the property
  • Any refurbishment, renovation or sprucing up of the property
  • Address for transporting belongings from the Netherlands
  • Tips on where to buy things in Spain
