Anyone orienting themselves on a home on the Costa Blanca will quickly come into contact with the Spanish system of cooperating real estate agents. I explained how that works and why it is precisely beneficial for buyers that almost all agents give each other access to their listings.

However, that shared system does not show the full picture. There is a category of properties you will never come across online. And that’s exactly where I make the difference for my clients.

Off-market homes: more exclusive and more discreet

More and more owners don’t want to put their home on the internet. This is especially true for more exclusive villas, unique projects, or properties where privacy plays a major role. Sometimes sellers don’t want photos online; sometimes something else is going on, making discretion important.

These homes don’t appear on portals, not on websites, and not in the shared agents’ system.

But I do get to see them.

Why those properties come to me

I’ve been working in Moraira, Benissa, Jávea, Benitachell, and Denia for thirteen years now. Thanks to my long-term cooperation with fellow agents and my direct contact with local owners, I’m often tipped off early when something special becomes available.

Colleagues call me when a villa comes in that fits well with my clients. Owners reach out because they know their information is in trusted hands with me. And through my network of lawyers, contractors, and developers, I regularly hear about projects that are not yet publicly shared.

That only works if you’re reliable, respond quickly, and communicate clearly. My network knows I work this way, and that’s why I get access to listings that others can’t see.
