Rent out your house under the sun?

The purchase is done, the renovation is behind you, and the home has been styled to your own taste. Now you can fully enjoy your own home in Spain! From the moment you arrive at your property, you feel at home and can really savour your holiday or weekend and all the beauty Spain has to offer... But then what? Rent it out or not?

Now that you’ve done everything to create your special place, it feels a bit 'scary' to rent out your home, but on the other hand, it’s still a fun source of income. And if you yourself can’t be there all that much, your house will still be occupied more often.

Successful

Is renting out difficult? No, not really, although of course there are a number of conditions. An area like Moraira and the surrounding region is very interesting for rentals, since there are few hotels and therefore high demand for rental properties. Such a holiday home must then meet a few requirements. The location is extremely important—certainly not too far from amenities and not too hard to find... Good sanitary facilities and comfortable beds, a nice outdoor area such as places to eat and some shade, a (shared) swimming pool and a cosy interior are definitely appreciated. What do you look for yourself when you rent a home? Think of Wi-Fi and air conditioning during the warm summer months—these are all things that make renting a home a success. Is there a beautiful view? That also helps to ensure good bookings!

Handed to an agency

You want to rent it out, but without having to organize as little as possible yourself? Then there are agencies that handle the rentals for you, and also take care of things like cleaning and payments, and more. For this you pay a percentage of the rental income to the agency, and you don’t have to worry about anything. There are several that also operate internationally.

Prefer to keep it in your own hands?

Do you still want to keep the rental in your own hands? By now it’s quite commonplace in Spain, and you probably know people who can take care of key handover and cleaning tasks. With the help of the internet and, for example, Facebook, you can promote the property. That also means you have to take care yourself of, among other things, a rental contract, and think carefully about who should be called if something breaks or something doesn’t work properly. If you rent the property privately, you pay tax on it in the Netherlands that falls under box 3. In Spain, non-residents must pay 19% tax on the net rental income. After all, you earn income from a property in Spain. However, you can deduct many costs from your income—think maintenance costs, poolboy, water and electricity, property tax and waste tax, agency costs, and also, if applicable, mortgage interest.

Lucrative

All in all, renting out is definitely lucrative! Interest in buying and renting a home in Spain has only increased, now that you get little interest on your savings from the bank—and this is a great way to generate income. In addition, renting out a holiday home is very popular because you enjoy more privacy than you would, for example, in a hotel. Renting out your home is a fine combination of pleasure and business. And it gives more people the chance to enjoy your own special spot in the sun!
