The demand for homes on the Costa Blanca is high. Much higher than the supply. And that’s why homebuyers feel frustrated. I regularly hear: “But there’s surely enough online?”
That’s true. And at the same time, it isn’t.
What you see online is often not a realistic picture of what is actually available. The housing market here is extremely tight. And precisely for that reason, buying today calls for a different strategy than a few years ago.
On platforms like Idealista it looks as if there’s plenty of choice. In reality, a large part of that offering consists of duplicate listings. The same property appears with multiple real-estate agents online, sometimes with different photos and different prices.
In addition, you come across homes that have been for sale for months, sometimes years. Often for a reason: an unrealistic asking price, legal issues, or a location that’s less appealing.
So what’s the outcome? The visible supply is large, but the actual, good options are limited.
You’d think new-build projects would ease some of the pressure. Unfortunately, that’s currently barely the case. Permit procedures take a long time—sometimes years.
Projects that have already been announced often take longer than expected. And by the time they hit the market, they’ve often already been largely sold or the price has risen significantly.
That calls for realistic expectations. And for honest advice. Better clarity now than disappointment later.
In this market, I always encourage clients to keep searching actively themselves as well. Not because I don’t do my job—quite the opposite—but because speed is crucial.
Set up search alerts on platforms like Idealista. Check daily what’s new. Sometimes a home goes online and acting quickly is the difference between buying or missing out.
